From the landlord's perspective:

 

If tenants are selected carefully and relevant searches carried out, we firmly believe your property will be cared for - in the way we expect it to be maintained.

With our Rent Collection and Fully Managed services, we prepare an Inventory, which is a schedule and condition of the property itself and any contents remaining. This is a comprehensive inventory, regardless of whether the property is furnished  or unfurnished. The tenants have to sign and return the inventory within 7 days of the commencement of the tenancy. This is then sent to the Landlord for verification.

This method has proven to be successful in reducing dilapidations and a firm step towards tenants taking care at the end of the tenancy term. In view of this system, most of our tenants will receive their Security Deposit in full. They appreciate they received the property in good order, clean and tidy and expect it to be handed back in the same condition to the Landlord.


We obtain an employer's reference, an accountant's reference if self-employed, a former Landlord's reference and a character reference. We have had adverse character references which may have saved prospective landlords money. We also carry out a full credit check on all prospective tenants, providing they have been living in the UK for more than two years. This will indicate whether there is adverse credit history or CCJ's, We also confirm that they are registered on the Voter's Roll to ensure they have been living where they said they were. Experience has taught us that bad tenants are the easiest to find. we prefer to go the extra mile and provide you the Landlord with good tenants.


We do require a Deposit equivalent to One and a Half Month's Rent plus £100 (a bit more for properties over £1000 a month) to cover breakages etc. This is a precautionary measure to ensure the last month's rent is paid - if not then we have an excess amount which we can use to cover any cleaning and costs for breakages etc.
